Multi-generational families from the Gulf — Saudi Arabia, Qatar, the UAE — increasingly structure their luxury villa portfolio as a network of family headquarters. One property in Switzerland for summer and education proximity. One in Dubai or Abu Dhabi for business and regional management. One in France or Italy for the summer gathering season.

Each property is staffed year-round. Each is maintained to the same standard whether occupied or not. The household manager at each location operates within a coordinated family office framework, and private jet schedules are managed centrally.

The Working Retreat Reality

For UK-based and European senior executives, the luxury villa has become a working environment. Remote operations, accelerated by the pandemic, made it structurally possible for leadership teams to function from a Provençal estate or an Alpine chalet without operational penalty.

The best-equipped private villas — with fibre broadband, dedicated workspace, and the ability to host small teams — command a premium in both the rental and ownership markets. This is not coincidental. Wealth clients paying for a luxury villa increasingly expect it to function as a command post as much as a retreat.

The Managed Rental Strategy

Many luxury villa owners in European markets operate their properties through a managed rental programme during periods of non-use. A prime Côte d’Azur property, rented at peak rates for six to eight weeks annually, can generate €500,000 to €1,500,000 in gross rental income — meaningfully offsetting holding costs and generating a return on what was previously a pure lifestyle asset.

This approach requires the right management partner. The major luxury villa management companies in each market — those with established relationships with wealth client renters, corporate groups, and executive travel bookers — are selective about the properties they represent.

The Private Jet Dimension

Ownership of a primary luxury villa changes how private jet travel is used. Rather than booking charters for holidays, owners begin thinking in terms of regular rotations between properties — quarterly movements coordinated with school calendars, business seasons, and regional climates. The aircraft becomes part of the household infrastructure, not a discretionary expense.
